Choosing the Right Seal Height for a Commercial Door

The selection logic is the same for commercial applications as for residential ones, with an additional consideration for drainage.

Step 1 - Measure the gap

Measure the gap between the bottom of the closed door and the floor at multiple points across the door width. Record the largest gap - this is the minimum seal height you need. If the gap varies from 1/4" on one side to 3/4" on the other, the 3/4" seal is the minimum specification.

Step 2 - Assess water volume

The height of the seal determines how much standing water it will hold back. For premises in areas with significant rainfall, surface water risk, or where drainage around the door entry is poor, specifying a taller seal than the minimum gap measurement gives a margin of safety.

Step 3 - Assess vehicle traffic

If any heavy vehicle will ever cross the threshold - including during deliveries, moves, or maintenance - specify the aluminium seal rather than PVC. The cost difference between the two is small relative to the risk of a PVC seal being crushed by a load it was not rated to handle.

Step 4 - Consider door width

For wider doors, measure the full width carefully. PVC seals can be cut to length. Aluminium sections can be joined. In both cases, the seal should extend slightly past the door frame on each side to close off the gap at the corners.

Installation Considerations for Commercial Sites

Floor preparation is critical. In commercial settings, floors are often contaminated with oil, paint, rubber deposits from forklift tires, or coatings that need surface preparation before adhesive will bond reliably. The floor must be thoroughly cleaned and degreased. On painted or epoxy floors, lightly scoring the surface with a scraper or wire brush improves adhesion significantly. A failed bond on a commercial threshold will be driven over and lifted within days.

Adhesive volume. Wider commercial doors use more adhesive than a domestic installation. Using a general-purpose construction adhesive may give adequate short-term hold but is more likely to fail under the thermal expansion and contraction that commercial doors face with heavy use.
