Commercial Garage Door Threshold Seals: The Complete Buyer's Guide for Businesses

The gap under a commercial garage door is a different problem to the one under a residential one. The stakes are higher, the doors are heavier, the traffic through them is constant, and the consequences of a failed seal - water-damaged stock, pest ingress, frost reaching temperature-controlled areas - can have a direct cost to operations.

This guide covers everything a facilities manager, building contractor, or business owner needs to know when specifying a commercial garage door threshold seal: what the options are, how to choose between them, what the installation looks like, and when GaraDry's PVC and aluminium options are the right fit.

Why Commercial Applications Demand a Different Seal

Residential threshold seals are designed for occasional foot traffic, a domestic vehicle once or twice a day, and the modest water volumes that a home driveway channels toward a garage door.

Commercial premises introduce variables that change the calculation entirely:

  • Vehicle weight - Forklifts, delivery trucks, pallet jacks, and heavy commercial vehicles place loads on a threshold seal that a standard residential PVC seal is not rated to handle
  • Traffic frequency - A busy warehouse or logistics unit may see hundreds of door passes per day. A residential seal rated for occasional use will degrade quickly under that kind of cycle
  • Door width - Commercial sectional doors and roller shutters are frequently wider than standard residential doors, sometimes requiring joined sections to cover the full span
  • Floor condition - Commercial floors are often more heavily worn, more uneven from forklift traffic, or coated in epoxy or paint that requires specific adhesive preparation
  • Regulatory and insurance requirements - Some commercial premises have flood risk, food safety, or environmental protection requirements that specify a minimum standard of ingress protection

A seal specified for domestic use will underperform in a commercial setting. The right seal needs to be matched to the specific conditions of the premises.

The GaraDry Commercial Product Range

GaraDry offers two distinct options for commercial applications, each suited to a different set of conditions.

Commercial Threshold Seals

The GaraDry Commercial seals are available in 1/2" and 1" heights. They are made from a heavier-gauge aluminum profile designed for commercial use.

Weight rating: Up to 50 tons per pass - suitable for most commercial vans, light delivery vehicles, and standard forklift trucks used in light-to-medium industrial settings.

Best for:

  • Retail unit shutter doors
  • Office loading bays with light vehicle access
  • Storage units and self-storage facilities
  • Car dealerships and service centres
  • Commercial premises where vehicles pass through but heavy industrial loads are not routine

Industrial Aluminium Threshold Seal

For applications where heavy vehicles are a constant, the GaraDry Industrial Aluminium Threshold is the correct specification.

Weight rating: Weights exceeding 50 tons

Best for:

  • Warehouses and distribution centres with forklift traffic
  • Manufacturing facilities
  • Logistics hubs and freight terminals
  • Cold stores and temperature-controlled units
  • Any facility where heavy commercial vehicles pass over the threshold regularly

The aluminium seal comes in interlocking sections, which means it can be extended to cover any door width by joining sections together.

The aluminium thresholds have been tested with forklifts at speeds up to 3 mph. Most sites operating on a forklift safety policy will already have speed limits in place that keep well within this.

Choosing the Right Seal Height for a Commercial Door

The selection logic is the same for commercial applications as for residential ones, with an additional consideration for drainage.

Step 1 - Measure the gap

Measure the gap between the bottom of the closed door and the floor at multiple points across the door width. Record the largest gap - this is the minimum seal height you need. If the gap varies from 1/4" on one side to 3/4" on the other, the 3/4" seal is the minimum specification.

Step 2 - Assess water volume

The height of the seal determines how much standing water it will hold back. For premises in areas with significant rainfall, surface water risk, or where drainage around the door entry is poor, specifying a taller seal than the minimum gap measurement gives a margin of safety.

Step 3 - Assess vehicle traffic

If any heavy vehicle will ever cross the threshold - including during deliveries, moves, or maintenance - specify the aluminium seal rather than PVC. The cost difference between the two is small relative to the risk of a PVC seal being crushed by a load it was not rated to handle.

Step 4 - Consider door width

For wider doors, measure the full width carefully. PVC seals can be cut to length. Aluminium sections can be joined. In both cases, the seal should extend slightly past the door frame on each side to close off the gap at the corners.

Installation Considerations for Commercial Sites

Floor preparation is critical. In commercial settings, floors are often contaminated with oil, paint, rubber deposits from forklift tires, or coatings that need surface preparation before adhesive will bond reliably. The floor must be thoroughly cleaned and degreased. On painted or epoxy floors, lightly scoring the surface with a scraper or wire brush improves adhesion significantly. A failed bond on a commercial threshold will be driven over and lifted within days.

Adhesive volume. Wider commercial doors use more adhesive than a domestic installation. Using a general-purpose construction adhesive may give adequate short-term hold but is more likely to fail under the thermal expansion and contraction that commercial doors face with heavy use. Use GaraDry's recommended adhesive and sealant for a reliable PVC-to-concrete bond.

Curing time. Allow the adhesive to cure fully before permitting vehicle traffic over the seal. Plan the installation for an end-of-day or weekend slot where the threshold can cure without pressure for a minimum of 24 hours.

Joining aluminium sections. Where two aluminium sections are joined to cover a wide door, ensure the join falls at a point that will not be the primary contact point for a vehicle tire. Joins toward the edges face less stress than joins in the middle of a frequently-driven path.

Common Commercial Scenarios

Warehouse with mixed vehicle traffic

A distribution warehouse with light counterbalance forklifts and daily delivery vans should specify the 1" Industrial Aluminium threshold on the main goods-in door and PVC Commercial seals on secondary access doors used primarily by foot traffic or light pallet trucks. The aluminium seal on the primary door handles the forklift rating; the PVC seals on secondary doors provide weatherproofing at lower cost.

Retail unit with roller shutter

A retail unit with a standard roller shutter and delivery access for transit vans should use the 1/2" or 3/4" PVC Commercial seal depending on the floor gap measurement. Transit vans are well within the 6,000 lb rating of the commercial PVC. The PVC seal is also easier to replace in a retail setting where the door may be on a maintenance contract and serviced by different engineers over time.

Car dealership or service centre

Vehicles in a dealership setting can range from standard passenger cars to larger SUVs and commercial vehicles. The 1" Commercial PVC seal is appropriate for most dealership workshop doors. For any door that heavy recovery vehicles or car transporter equipment crosses, specify aluminium.

Cold store or food production facility

Temperature-controlled facilities need a seal that prevents cold air loss as much as water ingress. The GaraDry threshold seal addresses the floor-level gap specifically. For full cold store integrity, the threshold seal works alongside door seals on the sides and top of the frame. The PVC range is suitable for most cold store applications where vehicle access is via pallet truck or standard forklift.

Trade Accounts and Bulk Orders

For contractors, facilities management companies, and businesses covering multiple sites, GaraDry offers trade account pricing with access to volume pricing and simplified ordering for multi-site projects.
