What size garage door threshold seal do I need?
You should measure the gap between the bottom of the garage door and the floor in several places to determine the largest gap. You should select a threshold seal which is taller than the gap to ensure a watertight seal.
You also need to consider the level of protection you require as the taller the threshold seal, the higher level and volume of water you will be protected from e.g. the ½” high seal will create a watertight seal up to ½” high of standing water. If you live in an area that is prone to flooding or heavy storms you may want to consider a taller seal to keep out more water.
The threshold seals can be easily cut to size using a sharp utility knife or saw.
Will the threshold seal work with my type of garage door?
Our garage door threshold seals are designed to work on tilt-up/one-piece, sectional overhead, roll-up, and side-hinged garage doors.
Can the threshold seal be used on uneven or sloping garage floors?
Yes, our threshold seals can be used on uneven surfaces. The seal should be pushed against the back of the garage door to create a tight seal. Our 1-½” high, and 2” high flood barriers are ideal for sealing the gaps under garage doors caused by sloping floors. These flood barriers have a ramp profile, which allows them to touch all along the back of the garage door when it is pushed up against the back of the door.
Will the threshold seal stick to my type of garage floor?
Our specially formulated adhesive is designed to seal to solid, non-porous surfaces, including concrete, epoxy, stone, wood. It is not suitable for bituminous substrates, and any porous surface should be pre-treated with a primer.
The floor should be in good condition prior to installation. The threshold seals are not suitable for installation on loose concrete or gravel. If installing on an epoxy surface, you should rough the installation area with a 40-60 grit sandpaper first to improve adhesion.
In the case of concrete, this should ideally be sealed prior to installation. If the concrete has a chalky or powdery top surface, then the adhesive & sealant will be unable to properly adhere and create a watertight seal.
Is installing a GaraDry® threshold seal a DIY job?
The installation of the threshold seal can be completed without the need for specialist tools or training in under an hour.
Tools required:
Residential Threshold Seals: Tape Measure, Hacksaw/Sharp Utility Knife, Pencil/Mark Pen, Straightedge/ruler, Caulking Gun
Commercial Threshold Seals: Tape Measure, Hacksaw, Pencil/Marker Pen, Straightedge/ruler, Drill (Suitable for concrete), 6mm masonry drill bit, Electric Screwdriver
Appropriate PPE should be worn.
How long does the adhesive take to cure?
The time taken depends on several factors, including climate. We recommend leaving the threshold for 24 hours or overnight before driving over it to ensure it has time to cure properly and the threshold will not move.
Can the threshold seals be driven over?
Yes, all of our garage door thresholds can be safely driven over. However, weight limits do apply.
For our residential PVC seals we recommend loads no heavier than 6,000 lbs should pass over the threshold.
For our commercial aluminum range of seals, these are suitable for loads of up to 50 tons
How should I prepare the garage floor before installation?
Clean the installation area to remove dust, debris, oil, and grease prior to fitting.
If your floor is painted, use a wire brush to remove any loose paint and provide a sound surface for the adhesive to bond properly. Be sure to remove any dust or debris left behind after doing so.
If the garage floor is unsealed concrete (dusty or powdery surface) you must seal it using a penetrating concrete sealer prior to installation.
Can the threshold seal be installed in cold or damp conditions?
The adhesive should be installed within a temperature range of 40° to 95°F (applies to environment and substrates). For this reason, it is best to store the cartridges in a warm, dry environment prior to use.
The adhesive & sealant can be used in wet conditions, and on a wet surface.
How do I remove a garage door threshold?
To remove a GaraDry® garage door threshold seal, please follow the below steps:
- Use a flat-edged tool e.g. a wallpaper scraper or putty knife, to carefully pry the threshold seal from the adhesive. Please make sure to do this slowly to avoid any damage to the seal.
- Scrape any remaining adhesive off the seal and clean the seal with warm, soapy water. Please do not use chemicals to clean the seal as this may damage the material.
- If there is any adhesive left on the floor, you can sand this down.
If you wish to reinstall the threshold seal, please make sure the concrete and bottom of the seal are clean and dry before installation.
How long should a GaraDry® garage door threshold last?
GaraDry® garage door thresholds a supplied with a 5-year warranty as standard. However, if used correctly in proper conditions they should last for much longer than this.
Does the threshold seal come with adhesive
All GaraDry® residential (PVC) garage door thresholds are supplied with sufficient adhesive & sealant to complete installation.
Additional adhesive & sealant can be purchased separately if required.
Our commercial aluminum threshold seals are supplied with concrete fixings.
What type of adhesive is supplied with the threshold seal?
Our specially formulated MS-polymer adhesive is included. This adhesive is an all-around, highly durable and permanently flexible adhesive and sealant that has excellent adhesion to non-porous surfaces.
The adhesive will bond to damp surfaces and is able to be painted (with most paints). The sealant is odorless and free of isocyanates (highly reactive chemicals) with a shelf life (in tube, not applied) of 18 months.

How long does delivery take?
We aim to dispatch all orders on the same day, provided the order is placed before 2pm (EST). Orders placed after this time will usually ship the following working day.
We dispatch orders from Monday-Friday. We will not dispatch orders on weekends or public holidays - orders placed during this time will dispatch on the following working day.
Standard delivery times are 1-5 working days for the contiguous USA

Do the products come with a warranty?
All GaraDry® garage door threshold seal products come with a 5-year warranty. If you have any problems with a product purchased from us during that time, we'll gladly replace it (Terms and Conditions apply).
